Introduction

Property - Niche Lending - Landlords - Investors

Professional Investors will always look for alternative ways to increase their property portfolio in a more profitable way. Buying at auction is the most common way to source properties below market value (BMV), but Investors will find that Mortgage Lenders will decline to secure funds against the property until it is in a 'lettable' or habitable condition, often applying full or partial retentions that require additional deposit input to complete the purchase.

 

Other Investors may turn their attention to offering a quick property purchase to the Vendor in return for a substantial reduction in purchase price; but with Lending criteria restricted to borrowing on the actual purchase price rather than the open market value, without the correct methods, any funds made in this way can end up being tied up in equity. Property purchased below market value (BMV property) is only immediately profitable if you are able to borrow based on the open market value rather than a percentage of the purchase price.

Purchasing buy to let properties below market value normally requires the use of a property Bridging Finance Loan. Even if the buy to let property requires a large loan (Large Loan Mortgage or Large Loan Bridging Finance), the Bridging Loan can be refinanced to a standard Mortgage Lender based on Open Market Value. Standard Mortgage criteria will prevent even a Professional Landlord from refinancing the Bridging Loans until 6 months of ownership has elapsed. The use of niche Bridging Finance and Bespoke BMV Mortgages can allow Professional Landlords and Investors to remortgage before this time to release the equity held in the property.
